GAF Ridge Vent Installation: The San Francisco Owner’s Guide
We install GAF ridge vents on San Francisco homes every week, and a full ridge vent replacement typically runs $850 – $1,600 installed depending on ridge length and how much old material needs to come off first. We carry GAF Snow Country and standard GAF Cobra ridge vent on our trucks, so most San Francisco jobs are done in a single visit. The call usually starts the same way: a homeowner notices a musty smell upstairs, sees staining near the ceiling peak, or had another roofer point out that the old vent is cracked, brittle, or pulling away from the shingles.
Ridge vents fail quietly. They sit at the highest point of the roof, exposed to more UV and wind than anything else up there, and in San Francisco the salt air off the Pacific accelerates that breakdown on older plastics. By the time you see the damage from the ground, the vent has usually been compromised for a season or more.
Which GAF Models This Applies To
GAF makes two main ridge vent lines we work with: GAF Cobra Ridge Vent and GAF Snow Country Advanced. Cobra is the standard-profile vent, works on most asphalt shingle roofs, and comes in 4-foot sections with a 9-inch overall width. Snow Country is the wider profile (11¼-inch overall width) designed for steeper pitches and heavier weather exposure, and it’s the one we recommend most often in San Francisco’s outer neighborhoods like the Sunset or the Richmond, where wind-driven rain hits roofs hard. Both integrate with GAF Timberline shingle systems, but they’ll also work on non-GAF shingles if the profile matches.
Here’s a compatibility gotcha most people don’t know: if your home has a GAF Timberline HDZ or UHDZ shingle system, you want to check the shingle’s exposure before ordering a vent. Timberline HDZ shingles have a slightly different exposure pattern, and using the wrong-width vent can leave the vent edges visible, which looks wrong and shortens the vent’s life. We measure the existing vent width during the estimate, match it to the shingle exposure, and note the exact part number on your written quote before any work starts.
On the OEM versus aftermarket question: we stock genuine GAF ridge vents, and we’ve also installed quality aftermarket equivalents over the years. The aftermarket options can save $40 – $80 per job and perform fine on standard slopes, but in San Francisco’s fog-heavy, salt-air climate, we prefer genuine GAF for one reason: the UV stabilizers in the polymer hold up measurably better over 10+ years. That’s a lifespan reality we’ve seen repeatedly on older Victorians in the Mission and Noe Valley, where cheap aftermarket vents from the 1990s are crumbling while the original GAF units are still intact enough to reuse the end plugs.

Signs Your GAF Ridge Vent Installation Is Failing
- Brittle or cracked vent material at the ridge line. San Francisco’s sun-exposed roof peaks cook plastic all day, and after 12 – 18 years the vent becomes rigid and hairline cracks appear. Once cracking starts, water sneaks into the attic during wind-driven rain, even if the shingles look fine.
- Musty attic smell or visible staining near the ceiling peak. A failing ridge vent lets moist outside air in and traps condensation against the sheathing. You’ll usually notice the smell upstairs first, often in a closet or bedroom that shares a wall with the attic.
- Vent pulling away or lifting at the seams. Wind up on San Francisco’s hills, especially in Twin Peaks or Diamond Heights, works the vent sections loose over time. If you can see daylight between the vent and the shingles from the ground, water is getting in.
- Granules from the shingles collecting in your gutters right below the ridge. This one’s subtle. When a ridge vent shifts, the shingles above the vent take extra wind abuse, and the asphalt granules wear off faster. Heavy granule buildup in a specific section of gutter often points right to the ridge vent above it.
- Higher cooling bills in summer. A bent or blocked ridge vent can’t exhaust hot air the way it was designed to. In San Francisco’s warm microclimates, like the Mission or Bernal Heights, an attic that won’t vent means the whole top floor works harder to stay comfortable.

AfterReplacement Cost & What’s Included
Most GAF ridge vent replacements in San Francisco run between $850 and $1,600 installed. The range comes down to three things: the length of the ridge being vented, whether we’re also replacing the shingles along the ridge cap, and whether the old vent’s nails and end plugs have left water damage on the sheathing underneath. A short ridge on a classic Marina District flat might come in near the low end. A long ridge on a Sunset Victorian with rotted sheathing at the peak sits higher.
Every quote includes the new GAF vent sections, replacement end plugs and nails, any needed repairs to the ridge sheathing, and full removal and disposal of the old material. You get a written price before a single shingle moves, and the work falls under our 365-Day Done Right Promise. If the vent isn’t seated right, if water gets in within a year, we come back and make it right. No change orders, no surprise line items.
DIY or Call Us?
You can safely do one thing from the ground: check for obvious gaps, lifted sections, or missing end caps using binoculars. That’s worth doing once a year. What you shouldn’t do is climb up and attempt a ridge vent swap yourself, and here’s why: ridge vent installation means working at the highest edge of the roof while pulling nails, cutting shingles, and handling long flexible sections that catch wind. San Francisco roofs have steep pitches on many older homes, and one wrong step changes the whole day. Even on a low-slope roof, getting the vent seated flush and the shingle coverage right takes experience, or the vent leaks within a season.

FAQs
A GAF ridge vent in San Francisco lasts 15 – 22 years on average, though homes in the fog belt near Ocean Beach or the outer Sunset may need replacement closer to the 12 – 15 year mark because the salt air degrades the plastic faster. Call (831) 228-3330 if your home is in that range and showing any of the signs above.
Small fixes like replacing a cracked end plug or re-nailing a loose section can sometimes buy you a few years, but once the vent body itself is brittle or cracked, repair is a stopgap at best. We’ll tell you honestly which category your vent falls into during the estimate.
Most GAF ridge vent replacements take 3 – 5 hours from setup to clean-up photo. We’ll protect your floors with shoe covers and drop cloths, keep the work area tidy, and send you a photo of the completed clean-up before we leave.
Yes. Our trucks carry GAF Cobra and Snow Country ridge vents, so most San Francisco homes are matched and installed the same day. If your home needs a less common profile, we’ll order it and schedule the install within the week, with your written price locked before we order anything.
If your ridge vent is cracked, lifting, or just past its lifespan, call (831) 228-3330 to schedule a free estimate. We’ll inspect the full ridge line, name the exact GAF part that’s right for your roof, and hand you a written price before any work begins. That’s how every job starts.
