Tamko Ridge Vent Installation: The San Francisco Owner’s Guide
We stock and install Tamko ridge vent systems throughout San Francisco, with most installations running between $650 and $1,400 depending on roof length, deck condition, and whether we’re cutting a new slot or replacing an existing vent. If your ridge vent is cracked, lifting, or leaking, we can usually have a written price in your hand within a day of looking at the roof. Most Tamko ridge vent failures in San Francisco show up as water staining near the ceiling peak, or you’ll notice the vent material itself has gone brittle in the sun and fog cycles we get here.
The frustrating part for most homeowners is that a failed ridge vent rarely announces itself loudly. It seeps. You’ll see a water spot on the ceiling upstairs, or attic condensation that wasn’t there before. Erik Lindgren has walked plenty of San Francisco roofs where the ridge vent looked fine from the ground but was split wide open at the seams once he got up close.
Which Tamko Models This Applies To
Tamko makes two primary ridge vent lines you’ll find on San Francisco homes: the Roll Vent and the older Metal Vent (sometimes called the Tamko MV-1). The Roll Vent is a flexible, filter-backed plastic coil, usually 20 linear feet per roll, with a profile of roughly 11-1/2 inches wide. The Metal Vent is exactly what it sounds like: aluminum with a factory-milled baffle system, coming in 10-foot sections.
Here’s the compatibility gotcha most people don’t know: Tamko Roll Vent should not be end-spliced to an existing run from a different brand. The vent profile heights differ just enough between manufacturers that you’ll get an uneven seam, reduced airflow, and a spot where wind-driven rain gets in. We see this on San Francisco remodels where a patch job was done years ago with whatever was on the shelf. If your roof has a mix of vent brands up top, the fix is usually a full ridge replacement, not another patch.
OEM versus aftermarket matters here. Tamko Roll Vent has a specific filter fabric bonded to the plastic that’s denser than what you find in generic hardware-store equivalents. That fabric is what stops our San Francisco wind-driven drizzle from pushing up under the cap shingles. Aftermarket rolls exist and they’re cheaper, but we don’t install them over Tamko roofs because the airflow rating and weather resistance don’t match. If Tamko is on the roof, Tamko goes back on.
Styles & brands we work with

Signs Your Tamko Ridge Vent Installation Is Failing
- Water staining along the ceiling peak. This is the classic. When the vent’s internal weather filter degrades or the cap shingles loosen, rain gets channeled in along the ridge line. The stain usually appears in one room first, often on the leeward side of the house.
- Brittle or curled vent plastic visible from the ground. Tamko Roll Vent is UV-stabilized, but two decades of San Francisco sun and salt air will eventually make the exposed edges stiff and chalky. Once the plastic curls, the vent loses its ability to shed water properly.
- Attic feels humid or smells musty in summer. A functioning ridge vent pulls moisture out of the attic. When the vent is partially blocked or collapsed, humidity hangs around. You’ll notice it most on foggy mornings when the attic should be drying out.
- Higher cooling bills with no other explanation. Ridge vent installs fail slowly. If the attic isn’t venting, heat builds up, and your A/C works harder. It’s not an emergency, but it’s a measurable change.
- Visible gaps or lifting at the vent seam. Wind uplift along San Francisco’s western slopes can work cap shingles loose over the ridge. A small lift at one end means water entry is possible, especially during sideways rain.

AfterReplacement Cost & What’s Included
For most San Francisco homes, a full Tamko ridge vent replacement runs $650 to $1,400 installed. Shorter runs on single-story ranches sit at the lower end; longer ridges, steep pitches, and two-story Victorians with multiple ridge lines run higher. The number that changes most is labor: working a ridge on a steep San Francisco roof means setting up fall protection and staging, and that time shows up in the quote.
Your written price covers removal of the old vent, inspection of the roof deck at the ridge, installation of new Tamko vent material, new cap shingles matched to your roof, and complete cleanup. We don’t change the number once the job starts unless we open the ridge and find deck rot that was invisible from the surface, and if that happens, you’ll see the new scope in writing before we proceed.
Every ridge vent replacement we do in San Francisco carries our 365-Day Done Right Promise. If the vent leaks or the cap shingles fail within a year, we come back and fix it. No charge.
DIY or Call Us?
You can safely check a few things yourself: look at the ridge from the sidewalk with binoculars for obvious splits or lifted shingle caps, and check the ceiling peak indoors for fresh water staining. Those checks tell you whether you have a problem. They won’t tell you exactly what’s failing.
Doing the replacement yourself means working at the highest point of your roof, on a slope, often in San Francisco wind. That’s a fall hazard you shouldn’t take on for a part that requires precision shingle work and correct spacing to function. If you’re determined to handle the material purchase yourself, we’ll install properly sourced Tamko Roll Vent you buy from a local supplier, but the install itself belongs on a professional’s schedule. Call (831) 228-3330 and we’ll get eyes on your ridge, tell you what we find, and hand you a written price before a single shingle moves. That’s just how the job starts.
FAQs
A properly installed Tamko Roll Vent will last between 20 and 25 years here, though the constant moisture cycling of our fog belt can shorten the plastic’s life on west-facing ridges. The cap shingles usually wear out first, which is why we replace both at the same time. Call (831) 228-3330 if you’re not sure how old yours is.
A small section of lifted cap shingle can sometimes be resealed, but once the Tamko vent material itself is cracked, split, or brittle, patching only delays the inevitable. The internal weather filter stops working once it’s compromised, and any patch creates a seam that water will eventually find.
Most single-ridge San Francisco homes are done in one day. Two-story Victorians with multiple ridge lines can take two days. You’ll know exactly how long before we start, because the timeline is part of the written price.
Yes. We keep Tamko Roll Vent on hand in San Francisco and can source the metal vent quickly when a roof has it. We also work with GAF, Owens Corning, and CertainTeed products for other roofs, but if your home has Tamko, Tamko goes back on.
If your ridge vent is showing signs of trouble, the fastest way to a straight answer is a phone call. Reach us at (831) 228-3330 for a free estimate. We’ll walk your ridge, write down what we find, and hand you a written price before any work begins.
