Atlas Gutter Replacement: The San Francisco Owner’s Guide

Atlas gutter replacement in San Francisco typically runs $14 to $28 per linear foot installed, with most single-family homes landing between $1,800 and $4,200 depending on roofline length and access. We stock Atlas-compatible aluminum and galvalume gutter sections on our trucks and can match most Atlas profiles the same week we inspect. The usual discovery path: you notice a drip at a corner seam during a January atmospheric river, or water is spilling over the front edge instead of flowing to the downspout, and a closer look shows a cracked section or a joint that has pulled apart.

What most San Francisco homeowners don’t realize until it happens is that a failing gutter section rarely announces itself inside the house. It works quietly against the fascia board, the siding, and eventually the foundation until a wet-season downpour makes the problem impossible to ignore. That is exactly when most people call us, and honestly, that timing works fine. We have seen every Atlas profile installed in this city, from the classic 5-inch K-style on Sunset District stucco homes to 6-inch half-round on older Marina and Pacific Heights properties.

Which Atlas Models This Applies To

Atlas manufactures two gutter lines we regularly see in San Francisco: the Atlas Pro-Flo 5-inch K-style system and the Atlas RainMaster 6-inch half-round profile. The K-style is far more common on homes built after 1960, while the half-round shows up on Victorians, Edwardians, and Spanish Revival homes where the curved profile matches the original architectural look. The compatibility gotcha most owners miss: Atlas 5-inch K-style sections use a proprietary hanger spacing of 24 inches on center, but the end caps and miters are interchangeable with most standard 5-inch K-style components. The half-round line does not cross-fit with anything else on the market, so matching that profile correctly on the first trip matters.

If your original gutters are still labeled, look inside the end cap or on the underside of a downspout elbow for the Atlas stamp and the profile code, usually “PF-5” or “RM-6.” No label? Measure across the top opening. A true 5-inch Atlas K-style gutter measures 5 inches across the top and 3-1/2 inches deep at the back. A 6-inch half-round is a full 6 inches across, which is wider than most people expect when they eyeball it from the ground. We match these measurements before we quote anything, because a mis-sized section in the middle of a run looks exactly as wrong as it sounds.

On the OEM-versus-aftermarket question: for Atlas K-style, a quality 0.027-gauge aluminum aftermarket section in the same profile will last as long as the original and costs about 20% less than Atlas-stamped OEM. For the half-round, we recommend staying with Atlas OEM or a same-spec copper or galvalume equivalent, because the tolerances on the hanger clips are too tight to gamble on generic aftermarket. We carry both choices on the truck and will show you the difference before we write the quote. Birchbark Roofing San Francisco is an independent service provider, not an Atlas dealer or affiliate.

Signs Your Atlas Gutter Replacement Is Failing

  • Water spilling over the front lip during light rain. This usually means the hangers have pulled loose from the fascia board, a common issue on older San Francisco homes with redwood fascia that has softened over decades of fog exposure. The gutter tilts forward and the water takes the path of least resistance.
  • A persistent drip at a corner miter or end cap. Atlas sections are sealed at the seams with a butyl or silicone bead that breaks down after 10 to 15 years of thermal cycling. When the seal goes, the drip starts small and grows with every storm cycle.
  • Visible sag between hangers. Atlas specifies 24-inch hanger spacing, but some installers stretch that to 32 or 36 inches. A sagging section means the original fasteners are failing or the spacing was wrong from day one, and that section will eventually tear at the hanger points.
  • Rust streaks or pinholing on the inside face, seen from a ladder or upstairs window. Galvalume and aluminum both oxidize eventually, especially within a mile of Ocean Beach or the Bay where salt air accelerates the process. Pinholing means the gutter is nearing the end of its service life and patching will fail within a season or two.
  • Fascia board staining or soft spots directly behind the gutter. This is the late-stage warning sign. The gutter has been leaking against the board long enough that the wood is damaged, which means the replacement job now includes fascia repair before the new section goes up. In the Sunset District and Richmond District, Erik Lindgren sees this pattern regularly on homes where the original gutters went up with the house 40-plus years ago.

Replacement Cost & What’s Included

Most Atlas gutter replacement in San Francisco falls between $1,800 and $4,200 installed. That range covers a typical single-family home with 120 to 180 linear feet of gutter, including removal of the failed sections, new hangers at proper spacing, seam sealing, and re-attaching existing downspouts. If the fascia board behind the gutter needs repair, which we see on roughly 40% of older San Francisco homes, that adds $8 to $14 per linear foot for the wood work depending on the extent of rot.

Our quote is a written price in dollars before any work starts. It includes the tear-out, the new Atlas-compatible sections, all hangers and fasteners, seam sealant, and the final walk-around. We do not add change orders once the work begins unless we uncover rot that was literally invisible before the old gutter came off, and even then, we show you the damaged wood and get your approval on a written number before touching it. Every Atlas gutter replacement is covered by our 365-Day Done Right Promise, and we photograph the completed clean-up before the crew pulls away from the curb.

DIY or Call Us?

There is one safe DIY check worth doing: from the ground or a firmly planted ladder, run your eye along the gutter line and look for obvious sag, separation at the seams, or staining on the fascia. That tells you which sections need attention and helps you describe the problem accurately when you call. What you should not do is attempt a mid-run gutter section swap yourself. Gutter work means working at roof edge height, often on a sloped driveway or over landscaping, and the combination of a 20-foot aluminum section catching wind plus a ladder on uneven ground is exactly how homeowners end up in urgent care. If the section is higher than one story, the risk is worse, not better.

We run this job with a two-person crew and the right ladder setup for San Francisco’s hillsides, narrow side yards, and overhead wires. The swap itself is usually done in a day. Call (831) 228-3330 and we will schedule a time to walk the roofline with you, take measurements, and hand you a written price before a single shingle moves.
