Tamko Gutter Replacement: The San Francisco Owner’s Guide
If your Tamko gutters are pulling away from the fascia, leaking at the seams, or overflowing during the winter rains, we stock and install Tamko-compatible gutter replacement in San Francisco, with most residential sections running $18 – $32 per linear foot installed. That includes tear-out of the old run, new hangers, proper slope, and a written price before we start. Most swaps we schedule are done in a single visit.
Here’s how most San Francisco homeowners discover the problem: a corner seam starts dripping during a December storm, the drip turns into a sag, and by spring the whole run has pulled a quarter inch off the fascia board. Gutter failure is rarely dramatic. It shows up as stained siding, a soft spot in the garden bed, or water pooling against the foundation on the downhill side of a Richmond District or Sunset District home.
Which Tamko Models This Applies To
Tamko’s gutter line for residential use is primarily their aluminum seamless-compatible K-style profile, sold through their Heritage and Elite contractor programs. The 5-inch K-style is the standard on most San Francisco homes, while some larger Victorians and Edwardians with steep roof planes use the 6-inch version to handle higher water volume.
Here’s the compatibility gotcha most owners miss: Tamko’s gutter components are sized to industry-standard K-style dimensions, which means quality aftermarket hangers, end caps, and downspouts fit correctly. You don’t have to pay OEM pricing for basic hardware. What matters is gauge. Tamko’s contractors typically install .027 or .032 aluminum. If your existing gutters are the thinner .024 gauge, that’s often why they’re failing now. We measure gauge on site before quoting, and we write the spec into your estimate so you know exactly what’s going up.
For identification, look at the downspout brackets and any printed labels. Tamko gutters don’t carry branding on the gutter face itself. If you have the original invoice or the contractor’s name from the install, that helps. If not, we identify by profile measurements and material weight. It takes about ten minutes on a ladder.

Signs Your Tamko Gutter Replacement Is Failing
- Sagging or pulling from the fascia. The hangers are either too far apart, the wrong type for San Francisco’s wind loads, or the fascia board behind them is soft from moisture. If the fascia is compromised, new gutters on old wood won’t hold. We check the wood before quoting so your price doesn’t change mid-job.
- Leaking at the seams or corners. In older pre-seamless Tamko-style installations, the corner miters and end caps fail first. Once a seam starts leaking, caulk is a temporary patch, not a fix. The section needs replacing.
- Overflow during normal rain. If water spills over the front edge even when the downspout is clear, the gutter is either the wrong size for the roof’s square footage or the slope wasn’t set correctly from day one. We’ve seen both in Noe Valley rooflines where additions changed runoff dramatically.
- Visible rust or pitting on aluminum. Salt air in the Sunset and Richmond accelerates corrosion, especially where the factory finish has been scratched by tree branches or ladders. This is the most common replacement trigger in coastal San Francisco neighborhoods.
- Downspout separation or cracking. When the downspout separates at the elbow or the outlet, water dumps directly against the foundation. On San Francisco’s clay soils and older foundations, this is how you get crawlspace moisture and cracked stucco.

AfterReplacement Cost & What’s Included
In San Francisco, expect to pay $18 – $32 per linear foot for Tamko-compatible 5-inch K-style aluminum gutter replacement, including removal of the old run, new hangers spaced for our wind loads, downspouts and elbows, and debris haul-off. A typical single-story home with 120 – 160 linear feet lands between $2,400 and $5,100.
What drives the price: whether it’s the 5-inch or 6-inch profile, aluminum gauge (.027 vs .032), number of downspouts, two-story access, and the condition of the fascia rafters behind the gutters. If the fascia needs repair, we quote that separately in writing before we touch anything. You’ll see the parts line and the labor line itemized, not blurred into one number.
Every gutter replacement we install is covered by our 365-Day Done Right Promise: if it isn’t right, we make it right. That’s stamped on every job for Birchbark Roofing San Francisco, and it applies to the full replacement, not just the materials.
DIY or Call Us?
Some things are worth checking yourself. Clean your downspout elbows with a garden hose. Clip back branches scraping the gutter face. Check for obviously pulled hangers from the ground with binoculars. None of that requires a ladder.
What gets homeowners into trouble is the ladder itself. Gutter replacement means working at eave height, often on a slope, with both hands on tools. San Francisco houses on hills add a second hazard: uneven ground for ladder placement. A fall from gutter height means a hospital trip, and a dropped section of gutter means a dented car or a broken window below. If the dog is inside and the crew is on ladders, we coordinate the door schedule with you so the dog isn’t startled and the crew isn’t carrying debris through the living room.

FAQs
Properly installed .032 aluminum Tamko-compatible gutters last 20 – 30 years in San Francisco, but coastal fog in the Sunset and Richmond shortens the finish life by several years unless they’re kept clean and touched up. Thinner .024 gauge aluminum often fails within a decade. Call (831) 228-3330 if you want us to check what gauge you currently have.
A single seam or downspout elbow can usually be repaired for under $200. If multiple seams are leaking, the hangers are failing, or the gauge is too thin, you’re paying for repairs that will fail again within eighteen months. Replacement is the better dollar decision. We’ll tell you honestly which situation you’re in before quoting anything.
Most single-story replacements run four to six hours on site, nothing you need to be home for beyond saying hello and letting us in if we need to access a side gate. Two-story homes with multiple runs take a full day. We give you the timeframe in the written estimate before we schedule.
Yes. Our trucks carry 5-inch and 6-inch K-style aluminum sections, hangers, end caps, corners, downspouts, and elbows compatible with Tamko’s contractor line, along with GAF, Owens Corning, and CertainTeed profiles. We can usually do the job on the first visit without a parts run. Call (831) 228-3330 for a free estimate, and you’ll see your exact number in writing before a single shingle moves.
