Tamko Shingle Repair: The San Francisco Owner’s Guide
Tamko shingle repair in San Francisco typically runs between $450 and $1,200 installed, depending on how many shingles have failed and whether the underlayment beneath them needs attention. We stock Tamko-compatible shingles in common San Francisco colors and can usually complete a repair the same week we inspect it. Most homeowners discover a problem the way you probably did: a curled shingle at the roofline, granules collecting in the gutter, or a damp spot on the ceiling after one of our sideways winter rains. The fix is usually straightforward, but getting the match right matters more than most people expect.
Which Tamko Models This Applies To
Tamko makes three architectural shingle lines we work with regularly in San Francisco: Heritage, Heritage Premium, and Titan XT. The Heritage line is what we see most often on homes built or re-roofed between roughly 2005 and 2018. Heritage Premium adds a heavier weight and a slightly different shadow line. Titan XT is the scotchgard-treated line, and it behaves differently in our fog belt than it does inland: the algae resistance matters here, because north-facing San Francisco slopes stay damp for months. If you don’t know which line you have, check the bundle wrapper in your garage or attic, or look at the underside of a loose shingle for the Tamko stamp. The stamp will show the series and sometimes the plant code. One compatibility gotcha: Tamko’s Heritage colors do not perfectly match Heritage Premium colors even when the name is the same. A shingle called “Weathered Wood” in one line is not identical to the other. That’s why we always pull a sample from your roof before we order, rather than trusting the name on the label.
For OEM versus aftermarket: we use genuine Tamko shingles whenever your roof is under the manufacturer’s warranty period, because mixing brands can void the material warranty. For roofs past the warranty window, quality aftermarket options exist, but Tamko’s color blends are hard to match precisely from a third-party stock. We carry a selection of Tamko shingles on the truck for the most common San Francisco colors, and we order the exact match for anything we don’t have. We are an independent roofing contractor, not affiliated with Tamko, but we work with their materials every week and know how they age on San Francisco roofs specifically.

Signs Your Tamko Shingle Repair Is Failing
- Granules in the gutter or at downspout elbows. Tamko shingles shed granules as they age, but a sudden heavy deposit means the asphalt layer is breaking down faster than it should. This usually shows up first on south-facing slopes where San Francisco’s UV exposure, mild as it is, still beats on the roof all afternoon.
- Curling at the shingle corners. This is the classic Tamko failure mode on older Heritage roofs. The mat absorbs moisture from fog and dew, expands, and the corners lift. Once a corner is up, wind gets under it and the damage accelerates during our winter storm season.
- A shingle that has slid out of place. We see this after storms on steeper San Francisco roofs, especially on Victorians with original decking. The seal strip lets go, the shingle slips, and the nail heads are suddenly exposed to water.
- Dark stains that won’t rinse off. On north-facing San Francisco slopes, algae growth is common and mostly cosmetic. But if the stain appears alongside granule loss, the shingle’s protective layer is gone and water is getting into the mat.
- A damp patch on the ceiling that appears hours after rain stops. Shingle leaks are slow, not dramatic. Water travels along the decking, drips at a seam in the plaster, and shows up long after the rain has passed. By the time you see it, the shingle has been failing for a while.
Replacement Cost & What’s Included
Most Tamko shingle repairs in San Francisco fall between $450 and $1,200 installed. The low end covers a small section of shingles near a penetration or at a rake edge, where we can match the color, pull the damaged course, and nail in replacements without touching the underlayment. The high end covers cases where water has gotten under the shingles and we need to replace a section of felt or synthetic underlayment, re-flash a pipe boot, or address decking that has started to soften. San Francisco pricing runs slightly higher than the East Bay because parking and access are tighter, and roofing material has to come up and down stairs on a lot of our jobs.
Every quote we give is a written price in dollars before any work starts. You’ll see the line items: shingles, underlayment if needed, fasteners, sealant, disposal, and labor. No change orders after the fact unless we uncover something structural that genuinely wasn’t visible during the estimate, and even then we’ll show you photos and write the new scope before we touch it. The work is covered by our 365-Day Done Right Promise: if the repair isn’t right, we come back and make it right, no negotiation.

You can safely check a few things from the ground: look for shingles that are visibly out of place, check gutters for excessive granules, and note any interior stains and when they appear. What you should not do is climb onto a San Francisco roof to swap shingles yourself. Our roofs are steep, often on three-story buildings, and the drop is not forgiving. Working on a ladder against a Victorian facade with wind coming off the ocean is a different job than a ranch house in the Central Valley. Even if the slope is gentle, pulling shingles without knowing how the seal strip releases can tear the shingle underneath, and now you’ve doubled the repair. If you’re unsure, call us at (831) 228-3330. We’ll send someone out, walk the roof, and tell you honestly whether it’s a small fix or a larger problem. The estimate is free, and you’ll get a written price before a single shingle moves. That’s just how the job starts.
FAQs
Tamko Heritage shingles typically last 18 to 22 years on San Francisco homes, a bit shorter than the manufacturer’s rating because fog, salt air, and persistent moisture stress the mat and seal strips. North-facing slopes age faster than south-facing ones here. If your roof is past year 15 and you’re seeing granule loss, plan for repairs rather than waiting for a leak.
A single cracked or curled shingle can often be removed and replaced without touching the surrounding roof. The decision comes down to whether the seal strip is intact, whether the mat is brittle, and whether the underlayment underneath is still sound. We’ll tell you straight if a repair will hold or if you’re putting money into a roof that’s nearing the end. Call (831) 228-3330 and we’ll give you a written answer.
Most Tamko shingle repairs take between one and three hours on site, assuming the weather allows. If we need to replace underlayment or re-flash a penetration, plan for a half day. You’ll get a written scope and price before we schedule the work, so you know the timeline before we start.
We stock Tamko shingles in several of the colors we see most often on San Francisco homes, and we can match any Tamko series by pulling a sample from your roof and ordering the exact line and color. We’ll also work with your existing GAF, Owens Corning, or CertainTeed roof if that’s what’s up there. If you’re not sure what brand you have, we’ll identify it during the estimate.

If you’ve got a Tamko shingle failing on your San Francisco roof, call (831) 228-3330 to schedule a free estimate. Erik Lindgren has been working on California roofs for more than two decades, including plenty of older Sunset District homes where the salt air and old sheathing keep a roofer honest. We’ll walk every slope, check the flashing at every penetration, and hand you a written price before any work starts. Shoe covers at the door, drop cloths through the hallway, and a photo of the clean-up before we leave. That’s the standard, not the upsell.
